Is a Shediac Summer Airbnb Worth It? Real Income Numbers for Beach-Season Rentals

October 13, 2026

Every summer, the same question comes up among property owners around Greater Moncton: should I turn my Shediac cottage or home into an Airbnb? The appeal is obvious. Parlee Beach is minutes away, the Lobster Festival fills the town every July, and families from across the Maritimes and Quebec come looking for somewhere to stay.

But Shediac Airbnb income behaves very differently from a rental in downtown Moncton. A huge share of the year's revenue arrives in about ten weeks, and the rest of the calendar needs a plan. Get the plan right and a Shediac property can be one of the strongest short-term rentals in New Brunswick. Get it wrong and you're paying for an empty beach house from November to April.

In this guide we'll look at what the data says a Shediac Airbnb actually earns, where that money comes from across the year, which costs eat into it, and how owners make a beach-season rental work twelve months a year.

How Much Does a Shediac Airbnb Make?

Short answer: a typical Shediac short-term rental earns somewhere around CA$48,000 in gross booking revenue a year, but the range between an average listing and a well-run one is wide.

According to Airbtics, a short-term rental analytics provider, the average Shediac listing earned about CA$48,000 in annual revenue for the 12 months ending August 2025. That figure is built from roughly 215 booked nights a year, a 59% occupancy rate, and an average daily rate of about CA$221. Airbtics also counted only about 42 active Airbnb listings in Shediac as of October 2025, which is a small and relatively uncrowded market for a town with this much summer demand.

A few things are worth keeping in mind about those numbers:

  • They are modelled estimates built from public listing data, not audited host earnings. Treat them as a guide to the market, not a promise for any single property.
  • They are gross revenue before cleaning, platform fees, utilities, taxes and management. Net income is meaningfully lower, as we'll cover below.
  • They are averages across very different properties, from one-bedroom suites to large family cottages. A four-bedroom home steps from the water will earn far more than a small unit on the edge of town.

Nearby micro-markets look different again. AirROI, another data provider, reports that Shediac Bridge, just outside town, had only about 17 active listings averaging roughly 50% occupancy and a nightly rate near CA$189 for the year from May 2025 to April 2026. Location relative to the beach, the town and the highway matters a lot.

Why Summer Drives Most Shediac Airbnb Income

Shediac's demand is built around the water. Parlee Beach Provincial Park is one of the most visited beaches in Atlantic Canada, and CTV News has reported it drawing well over 300,000 visitors a season in recent years. The town calls itself the Lobster Capital of the World, and the Shediac Lobster Festival runs for more than a week every July. In 2026 it ran from early to mid-July, bringing races, concerts and food events to the waterfront.

That concentration of demand is what makes Shediac attractive, and it's also what makes it tricky. Airbtics' monthly figures show the average listing earning about CA$4,000 a month across the year, but with a high month near CA$7,600 and a low month under CA$2,000. August is typically the strongest month. December through April is the quietest stretch, when leisure travel to the coast largely stops.

Peak season: late June to Labour Day

This is when Shediac rentals earn their year. Families book weekly stays, minimum-night requirements are easy to enforce, and nightly rates can rise well above the annual average. Many guests book months ahead, so a listing that is live, priced and well reviewed by early spring captures the best dates.

Shoulder season: May, June, September and October

The shoulder months are where the gap between average and excellent hosts shows up. In April 2026 the province announced that the Parlee Beach season would be extended to mid-October, which gives Shediac rentals a longer stretch of warm-weather demand to work with. Couples, retirees and weekend visitors from Moncton, Halifax and Fredericton fill this window, and they respond well to flexible stays and fair weekday pricing.

Off-season: November to April

Leisure demand drops sharply in winter. Owners who try to run a pure nightly Airbnb through the winter usually see long gaps. The stronger play is usually a different kind of guest altogether, which we cover in the strategy section below.

What It Costs to Run a Shediac Short-Term Rental

Gross revenue is only half the picture. Before deciding whether a Shediac Airbnb is worth it, budget for the costs that come with hosting:

  • Cleaning and laundry after every stay. In peak season with frequent turnovers, this becomes one of the biggest operating costs, and reliable cleaners are in high demand across the coast in July and August.
  • Platform fees. Airbnb and VRBO both take a service fee from each booking.
  • Utilities, internet and streaming services, which you'll pay year-round even when bookings slow.
  • Supplies such as linens, towels, toiletries and coffee, plus replacing what wears out quickly in a busy beach rental.
  • Short-term rental insurance. A standard homeowner policy often doesn't cover commercial hosting, so confirm coverage with your insurer.
  • Maintenance and seasonal care: sand, salt air and heavy summer use are hard on decks, floors and appliances, and an empty winter property needs regular checks.
  • Property tax, mortgage interest and income tax on rental profits. Rental income must be reported to the CRA, and depending on your total revenue, HST registration may apply. Speak with an accountant about your situation.
  • Management, if you hire a co-host or full-service company rather than running everything yourself.

The honest conclusion is that a Shediac Airbnb is not passive income. Peak season is busy and fast-moving, with turnovers on tight timelines and guests who expect quick answers. Our comparison of self-managing an Airbnb vs hiring a management company walks through what that workload looks like in practice.

Rules and Permits to Check Before You List

New Brunswick has historically left most short-term rental rules to individual municipalities, which can set their own zoning, permit and levy requirements. Several communities in the province have added accommodation levies on short-term stays in recent years, and rules continue to evolve.

Before you list a Shediac property, confirm the current rules directly with the Town of Shediac and the Province of New Brunswick. In particular, check whether your zoning allows short-term rentals, whether a permit or registration is required, and whether any accommodation levy applies. If the property is part of a condominium or a cottage association, review those rules too, since they can restrict rentals regardless of what the town allows.

How to Make a Shediac Airbnb Profitable Year-Round

The Shediac rentals that perform best treat the calendar as three different businesses. Here's what that looks like in practice.

1. Win the summer with pricing and minimum stays

Peak-season dates sell regardless, so the goal is to sell them at the right price and in the right blocks. Dynamic pricing that responds to the Lobster Festival, long weekends and school holidays, combined with sensible weekly minimums in July and August, protects revenue and cuts down on costly one-night turnovers.

2. Extend the season into spring and fall

With Parlee's season now running into mid-October, the shoulder months deserve their own pricing and marketing. Lower weekday rates, two-night minimums and listing copy that sells quiet beaches, local restaurants and day trips to Moncton and Hopewell Rocks attract guests who would never pay peak prices.

3. Switch to mid-term stays for the winter

Instead of chasing scarce nightly bookings from November to April, many coastal owners rent for one to six months at a time. Travelling professionals, people relocating to Greater Moncton, and homeowners renovating their own houses all look for furnished rentals in winter. Shediac is about 25 minutes from Moncton, which makes it a practical option for these guests. Lower monthly income with almost no turnover cost often beats an empty calendar.

4. Invest in the listing, not just the property

Professional photos, a clear description of the distance to Parlee Beach and the town, fast responses and consistently clean turnovers are what produce five-star reviews. In a market with only a few dozen active listings, strong reviews compound quickly into better search placement and higher nightly rates.

Shediac vs Moncton: Which Is the Better Airbnb Investment?

Shediac and Moncton suit different owners. Shediac offers higher peak nightly rates and a strong leisure brand, but much more seasonality. Moncton has steadier year-round demand from business travel, hospitals, university visitors and events, with lower highs and fewer empty months. Our guide to how much an Airbnb can make in Moncton covers the city side in detail.

So, Is a Shediac Summer Airbnb Worth It?

For the right property, yes. Market data puts typical gross revenue in the high CA$40,000s, with well-located, well-managed homes doing better, from a market that isn't crowded with competing listings. The catch is seasonality: the owners who do best plan for the quiet months as carefully as the busy ones, keep costs under control, and run peak season like a hospitality business.
