Saint John is New Brunswick's only city on the Bay of Fundy, built around one of Canada's busiest ports — over 20 million metric tonnes of cargo move through it every year, alongside Canada's largest oil refinery and dry dock. That industrial base has anchored the local economy for generations, led historically by the Irving family's holdings, and it keeps a steady flow of skilled trades and industrial workers looking for housing.
Uptown Saint John, by contrast, is the city's arts, culture, and financial core — a walkable historic district home to galleries like Trinity, Citadel, and Handworks, plus around 80 cruise ship calls a year that bring tens of thousands of visitors through the port each season.
Between the two, Saint John has some of the more affordable rents among New Brunswick's larger cities, which makes professional management especially important for protecting margins — every vacancy day and every deferred repair matters more when rents are tighter than in Moncton or Fredericton.

Illustrative interior — reflects the hospitality standard we bring to every city we serve.
Market Insight
Affordable rents, rising fast
Saint John's average monthly rent sat around $1,200 in 2025, up 5.5% on the year — still more affordable than Moncton or Fredericton, but climbing quickly. That gap gives owners room to invest in quality management and still offer competitive rent.
Know the Rules
Where Saint John stands on short-term rentals
New Brunswick is the only Maritime province without a province-wide short-term rental licensing framework, so rules are set city by city. Fredericton is currently the only municipality with a specific bylaw on the books; Moncton, Dieppe, Riverview, Saint John, and Bathurst have no local STR licensing requirement today, though that can change as councils continue to study the issue. Saint John does not currently have a short-term rental licensing bylaw.
